New homeownerTips for home owners in Panama Citys as well as seasoned owners often rush into or fail to prepare for various aspects of owning a home without really considering consequences.

Some of these aspects include: Remodeling, Improvements, Emergencies and more.

Let's take a look at some of these and see what we can do to minimize the impact of them on the family, budget and emergencies...

Remodeling

Remodel is something many home owners fail to plan for and/or rush into. It's imperative when considering a remodel, you live in the home for a while and let ideas come and go and write down the ones that seem to stay in your mind. Doing this will minimize financial waste as well as provide a better foundation for beginning that remodel.

Improvements

New home owners should immediately start a home improvement file. Photo all projects that get done and keep receipts with the photos. Store them either on your computer by scanning, or keep them in a physical file. Better yet, do both so there is a back up and store the back up in either a safety deposit box or other secure location outside the home.

Enjoy your improvements  before you sell your home. Too many home owners will remodel a kitchen or bath to prepare for the selling of their home when they could have enjoyed the new kitchen for years before selling! Oh, and redo the rooms the way YOU like, not the way some talking head on TV or the latest trends tell you.

Budgeting

Most projects if not all run over budget and seem to cost more than you originally planned. If you watch any of these reality TV shows and think they're estimates and costs are accurate, I have a bridge I'd like to sell you... Cheap !!!! A good rule of thumb when budgeting for a project is add 25% to your estimate,  You can always use any left over funds for a new project afterwards.

DIYers, Tools and Work stations

If you're a DIYer or perhaps you're not... yet! It's highly recommended that you set up a work station area as soon as possible. Either in the garage, a back porch or a shed all work well.  Store your tools and leave room for expansion as your DIY experience grows so will the tools you use.

Emergencies

Every home owner needs to be prepared for emergencies. Preparation includes: knowing where the main water or shut off valve is located, knowing where the main electrical panel and which  breaker goes to which room. If you do not know this now, you should. Turn a breaker off and on, then label which room it goes to and continue until all breakers are identified.

These are just a few aspects home owners should be aware of when buying a new home and/or owning a home.
